Wind Mitigation
This inspection is required to obtain discounts in the homeowner’s insurance policy, for this purpose, the inspector check the year of the last roof covering permit, roof to wall attachment (presence of single or double wraps), type of roof deck attachment (presence of 8d nails), type roof geometry, the presence of a secondary water resistance barrier and openings protection (the presence of impact windows or shutters).

4 Point Inspection
A 4 Point Inspection revises four systems in a home:
1. HVAC (Heating, Ventilation and Air Conditioning)
2. Electrical wiring and panels
3. Plumbing connections and fixtures
4. Roof

The inspection is required in order to check the existing condition and predict the remaining useful life of the systems. This is a mandatory inspection for home reaches 30 years of age. Some underwriters can ask for this inspection at their discretion even if the property is not that old.

Roof Condition Certification
Roof Condition Certification Inspection is needed to prove to the insurance company the last update of the roof, and to predict the life expectancy. It is a mandatory inspection required by insurance company on properties where the roof’s useful life is about to expire. In order to pass the Roof Condition Certification, the roof must have no damage or visible signs of leak and must have at least 5 years of useful life remaining, it is depends on the insurance company requirements.

Roof Conditions Eligibility

Elevation Certificate
Elevation Certificate report is used to determine if a property is in a flood zone. If so, flood insurance should be applied.
